Carpet cleaning/replacement after 7 years.?
We have rented a townhouse for 7 years. There is a stain on the carpet in an area about 12" square. The landlord said I have to try and clean it before they will determine if it can be repiared or the whole carpet replaced. If I pay the $200 for cleaning and they descide to replace it my money will be spent for nothing. I am thinking of just allowing them to try and clean it with there own vendors and if I do that will they still be able to charge me for the cleaning and replacement costs?
I understand that I am responsible for this repair. But why pay $200 to clean if it's going to be replaced? And wouldn't the replacement be pro-rated?
It may vary in certain jurisdictions, but where I live the life of carpet in a rental unit is 10 years. I had stained carpet in my last apartment. I lived there for 5 years and the carpet had been installed 1 year before I moved in. So six years of the life of the carpet had gone by. My landlord took the price of the carpet and installation, which was about $400 and multiplied it by the rest of the useful life of the carpet which was 4 years. Around $160 was taken from my security deposit. I would ask your landlord when the carpet was installed and at what rate does he calculate the depreciation of useful life. After 7 years he can not charge you for the full price of its replacement.
I suspect that if the stain was removeable that you would have already done so. It probably wouldn't hurt to rent a Rug Doctor to try to do it yourself, but I certainly wouldn't pay for professional cleaning on a carpet of that age, and the high probability that they will not be successful.
